Starting game

At the start of the game, get boots, a scroll and a clarity potion. Get Land mines at level 1 and go and place 6 or 7 mines. If you are playing for Radiance, mine top either near the stairs, in the jungle or near the shop. The choice is yours. Usually placing mines at stairs in the forest of dire will get you an ez first blood, but a support goes there to check for you before the game starts, your boots will be handy for escaping since techies is slow.

If you are Dire, go bot and place mines in jungle, 6 minimum, 7 if you are fast.

After that, get Soul ring and level 2 as fast as possible.

Early game

Try to use suicide to kill the enemy carry or support whenever possible. Remember, as an offlaner, your job is to make sure the enemy does not farm. Get Blight Stone or Orb of venom to harass them since your damage is low. Another early game item that is good for techies is Infused Raindrop. It will provide you with a little mana regen and will keep you alive for early game. Try to place mines near the river or in their forest. If supports kill your mines, place them defensively near your tower and try to bait them.

Farm up to level 6, get Arcane boots and get remote mines. This Arcane Boots+Soul ring should provide you with all the mana you need.

Prioritize suicide over land mines since its very powerful early to mid game. Get Blink dagger if you are farmed well and blink-suicide on weak enemies (so fun to do this on a puck)

Mid Game

Once you have Arcane Boot+Soul Ring+Remote Mines, you need to start roaming and mining. Do not place remote mines near your tower since that is ez to detect. Place them either in the middle of the lane, or near the opponent's towers. I've also placed remote mines in trees near the lanes. They can't be detected so ez and provide a nice punch, but you will need to place more than usual.

Also mine roshan with remote mines at least for vision. If they have an Ursa, place 6 mines there to kill him when he tries to rosh.

The next item is heavily dependent on how you are doing. If you are farming well and have not died except by suicide, get aghanim. If you died a few times, get Force Staff. If you died many times, get Eul's Scepter. Generally speaking, if you are doing well, always get aghanim first because your power goes up by a lot and also makes 1 stack of mines invisible no matter what.

Without aghanim scepter, you need to place 5 remote mines to kill most enemy heroes and 2 remote mines to kill a creep wave. With aghanim scepter you need only 3 mines for heroes and 1 for a creep wave.

With Land Mines, you need 10 to kill most enemies at any time, place them in the jungle on high ground.

Late Game

Once you have your Aghanim scepter and force staff, use suicide only to deny yourself. It's power is not that useful in the late-game. Instead plant remote mines and land mines as much as you can and try to force staff enemies in them. Don't forget to place mines on high ground and use the sign carefully to either protect or place sign at opponent base to prevent them from coming near their own buildings.

If you are doing well, get scythe of vice to sheep enemies in team fights. Also during a team fight place stun mines. Nobody will focus on them and will stun the entire team for 4 seconds. Spam remote mines of course.

By this stage you should have your octarine core and you should just keep spamming your mines. During late game, stack only a few places and the rest just cover up the map with mines. This i found very useful for counter de-mining. If you have a stack, a support can ez sentry and destroy the stack. But if you spread your mines allover the place, you will limit their movement and prevent them from going in. This is very useful when defending towers. Just cover up the base with limitless mines. Even if they have detection, they will not enter since de-mining will take time and risk.

If you can afford it, get travel boots and push. Remote mine to kill creep wave and land mine for tower. If the game drags on, get a shiva to replace soul ring.
